Master Planning

The project is located on Island B of Dubai Islands and is envisioned as a luxury waterfront landmark that redefines high-end urban living through a “Fluid Connectivity” design philosophy.

AJi submitted two proposals each had the following key aspects of design:

  • Architectural Concept: The design features curvilinear terraced clusters intended to maximize panoramic views of the Arabian Gulf. The architecture is described as being “carved by the horizon,” with soft, stacked terraces that echo shoreline contours and integrate vertical gardens and shaded ledges
  • Spatial Organization: The building is organized as a vertical gradient. It begins with a base dedicated to services, parking, lobbies, and amenities.
  • Environmental & Site Integration: The project integrates comprehensive site analysis including climate, wind, and solar exposure into its massing and facade strategy. The master plan uses climate-responsive facades and a linear park system to ensure a comfortable, pedestrian-friendly environment 
  • Development Strategy: The proposal establishes a unified waterfront vision by balancing residential quality, spatial efficiency, and long-term development feasibility. It includes detailed studies on zoning, circulation networks, and public-to-private transitions to create a tranquil “private sanctuary” for residents.
